Why is an EPC important

An EPC indicates the heat retention efficiency of the property and gives an idea therefore of the cost to heat, but more importantly if you are selling, the rating (the higher the better) can increase the value of the property up to 6% higher between F to E, E to D etc and higher again between D to C, C to B. This can be a considerable extra amount added to the return on your investment, e.g. £150,000 x 6% = £159,000 or higher £150,000 x 8% = £162,000

Legal requirement of an EPC

An EPC is a legal requirement for any property that is let or sold (including holiday lets that are open for more than four months a year) A rental arrangement is one where a person pays the property owner for the exclusive use of the property.
